People move to Sarasota expecting a quiet retirement community and discover a genuinely vibrant city. That surprise is one of my favorite things about this market.

Downtown Sarasota has the Van Wezel Performing Arts Hall. The Sarasota Opera. The Ringling Museum. The Bayfront. A farmers market that's been running since 1979. Restaurants that you'd drive an hour for in most cities. And a walkability that — for Florida — is genuinely rare.

What downtown living actually looks like

For most buyers, downtown Sarasota means a condominium. The single-family housing stock immediately adjacent to downtown is limited and expensive. The condo inventory, however, is deep — ranging from smaller units in older mid-rise buildings with relatively modest HOA fees to penthouse residences in new luxury towers with fees that reflect everything they include.

The buildings that define the downtown skyline — The Vue, BAYSO, EPOCH, the Ritz-Carlton Residences — are genuinely impressive. They're also scrutinized. Buyers in this segment should treat the association review as a core part of due diligence, not an afterthought.

The Rosemary District

Immediately north of downtown's core, the Rosemary District has been one of Sarasota's most consistent appreciation stories. Older bungalows, new townhomes, walkable restaurants, and a creative-class energy that distinguishes it from the more polished downtown core. Buyers who want the downtown lifestyle but prefer a slightly more neighborhood feel often land here.

Who downtown is right for

Buyers who actually want to walk to dinner. Buyers who don't need a yard. Buyers who value the Sarasota cultural experience as an active part of their life, not just a pleasant backdrop. Remote workers who want a city to live in. Lock-and-leave buyers who spend part of the year elsewhere.
